1. Reserve your home
Purchasing any property is one of life’s most exciting milestones but when you buy brand new, you’ll join a very special club. Being the first person to ever live in a home is a wonderful privilege and Cartwright Homes is excited to share this opportunity with you.
Buying a new home is slightly different to buying an older property – in many ways, it is more straightforward. Each home is immaculate, there’s no chain above you and you may even qualify for financial incentives. Cartwright offers the majority of its properties on an off-plan basis, allowing you to pick your dream plot and tailor the inside to your exact needs. Need to move quickly? Start by browsing our selection of current developments and book appointments to visit your shortlisted locations. Depending on site progress, you’ll meet one of our friendly team at the sales and marketing suite, tour the development and view a show home.
You’ll know when you’ve found ‘the one’ and at this point, we can start the reservation process. Once we have seen your mortgage agreement in principle, we’ll take a reservation fee. Unless you withdraw from the purchase, the reservation fee will be deducted from the final purchase cost.
2. Appoint a solicitor or conveyancer
A solicitor or conveyancer is essential in the buying process as they oversee the legal transfer of the property from one person to another. They also organise for stamp duty to be paid, conduct searches and legal investigations, coordinate exchange and completion, and transfer depots and mortgage funds where they need to be and when.
Your solicitor or conveyancer will ask to see a number of documents, so it’s good to have these ready. These will include original photographic ID (passport or driving license), proof of current address, proof of deposit funds and your mortgage agreement in principle. You should also supply the full address details of the property you wish to buy, together will contact details for Cartwright Homes.
3. Confirm your mortgage
A mortgage agreement in principle is different to an actual mortgage offer.
An agreement in principle lets you know how much you could borrow before you commit to a property. A mortgage offer is an official document from a lender, confirming they will lend you a set amount to buy a specific, named home. You’ll need to provide your lender with the property’s full address and the agreed purchasing price, pass credit checks and complete the full mortgage application process before a mortgage offer is issued.
4. Choose your options (if available)
There really isn’t a limit on what Cartwright Homes can do internally if you reserve early enough in the build stage.
Talk to us about repositioning doors, reconfiguring rooms and moving power sockets for a truly tailored approach. Personalisation doesn’t stop there, either. If your dream fixture or fitting isn’t among our carefully hand-picked specification options, tell us what you’d like to add or upgrade and we’ll strive to accommodate whatever’s on your property wish list.
5. Meet the Cartwright construction team
Unlike some other housebuilders, we actively encourage our buyers to engage with the Cartwright construction team.
If you’ve bought off plan and want to check on your home’s progress, no problem! We’ll provide you with all the required healthy and safety equipment so you can see the bricks and mortar up close. After a property tour, you can sit down with the site manager and discuss fine details and build schedules.
6. Pre-plaster viewing
The next time you visit the development, you’ll notice a huge amount of progress with your new home.
The ‘first fix’ phase will be complete and the property will be watertight – roof on, windows in. On your accompanied tour you’ll see how the rooms are taking shape, get a feel for the flow of space, and even see some of the fixtures and fittings you have chosen be installed.
7. Exchange contracts
The next major step to moving into your new home will soon arrive. In the background, your solicitor will have been working closely with Cartwright Homes and our legal team to prepare the contracts.
Once these are signed, you’ll be asked to pay a deposit of up to 10% of the total price of the property and, after which, the contracts will be exchanged. At this point, you’ll start to see the finishing touches being put to your new home.
8. Kitchen colour choices ordered
We do not order kitchen selections until the property has exchanged in order to give all our homeowners the home that they want and deserve.
9. Arrange home insurance
When 14-day notice is served, you’ll need to organise for your brand new home to be insured before legal completion.
Most lenders will only complete the mortgage when buildings insurance is in place, so check with your bank or building society as to when they require a policy to start. Buildings insurance will protect the structure of your new home – and the fixtures and fittings inside – from storms, floods and fires. You’ll need an additional contents policy to cover personal effects, furniture and valuable possessions.
10. Home demonstration
We want you to move in and start enjoying your new home straight away, and that’s why we’ll book a home demonstration in the lead up to completion.
One of the Cartwright Homes teams will meet you at your new home – which will almost be complete – to run through the operation of key features. Learn how to programme your energy efficient boiler and use your kitchen appliances, while also checking on any hand-picked fixtures and fittings.
11. Move into your new home
Completion is when you legally become the owner of the property – and it’s traditionally the day you move into your new home too.
The Cartwright team and your solicitor will advise you of the earliest date you can move in, and we’ll be there to greet you on the big day. As soon as your mortgage funds have cleared, we’ll hand over the keys and a welcome gift will be waiting inside. We’ll also pass on any warranties, guaranties, log books and user manuals, as well as leave you with our aftercare details. Cartwright Homes will be on hand to answer any post-move questions – just ask if you’ve forgotten where the stopcock is!
12. Settling in & aftercare
When you become an owner of a Cartwright-built home, you enjoy a lasting relationship with our team.
Our aftercare programme includes a call from a senior manager or director two weeks after you move in, a feedback survey, a ‘wet room check’ eight weeks after completion to pre-empt any issues in bathrooms and en suites, and an open dialogue with our site managers and dedicated aftercare team for the next two years, to ensure you truly feel happy at home. You also have the NPA 24/7 service for out of hours emergencies for the first 2 years after your completion date.
